Harborside by the University of South Florida St. Petersburg is the newest Life Fulfilling Community® (LFC) to begin development by PRAXEIS in affiliation with a major university. The planned luxury high-rise community will be located in downtown St. Petersburg, Florida, just blocks from the waterfront and the University of South Florida St. Petersburg’s campus. This outstanding location will provide members easy access to cultural and sporting events, fine dining, excellent shopping and an incredible collection of natural beauty including stunning Tampa Bay and St. Petersburg Beach. Harborside will meet and exceed the unique needs of those 62 and older who want an active hand in guiding their futures. Like all LFC’s, Harborside will be a member-driven community based on the newest and most innovative concepts in planned community living. Life College?, the lifelong learning program at Harborside, will provide the framework for the classes; however members will choose the curriculum and courses. This will offer an assortment of intriguing and interesting topics taught by professors from the University of South Florida, learned community members, business leaders, visiting professors and outside specialists. Courses may include diverse topics such as avoiding identity theft, long-term healthcare trends, financial and estate planning, future aging trends, writing your autobiography or international politics. There is even a computer-based brain fitness program available as a special benefit to members. The curriculum is entirely driven by member preferences and interests. So, whatever your interest or expertise, you will be able to share it at Harborside. Health and Well Being

An LFC’s commitment to providing the most advanced and comprehensive healthcare available is where Harborside will truly set new standards of excellence and service. Harborside will focus on holistic and preventative healthcare that will provide members with a state-of-the-art fitness center, swimming pool, ongoing health assessments, personalized fitness programs as well as personal trainers and dieticians to help maintain your physical health and lifelong independence. However, if further healthcare or rehabilitation services are ever needed, our exclusive Health Assurance Guarantee ensures that your future needs will be met. Under this program, we guarantee all members access to a private room in assisted living, memory support, or skilled nursing. Furthermore, these premium-quality, healthcare services will be available right on the Harborside campus. That means that if you ever need assisted living or long-term care, you will determine where and how you are going to live because you will have control of the decisions that could dramatically affect your future health and independence.

University Affiliation

A Win-Win Partnership

One of the most unique aspects of an LFC is its affiliation with a major university. The University of South Florida St. Petersburg decided to sponsor Harborside with the expectation that programs would be developed to foster interaction among Harborside members and USF faculty, students and staff. Harborside will be a community with a focus and dedication to lifelong learning, personal enrichment and quality healthcare. Because of this affiliation, Harborside members will enjoy faculty and staff-like privileges in addition to receiving a University ID card. With their USFSP ID card, members will be able to audit classes, attend sporting events, attend student-only lectures and have access to research facilities. This will truly be a winning relationship for all involved.

Asset Protection

Protection Against Rising Healthcare Costs One of the most compelling reasons to become a member of an LFC is to protect your assets from continuously rising healthcare costs. As a 501(c)(3) not-for-profit organization, Life Fulfilling Communities can issue tax-exempt bonds to finance construction and development costs. What that means for members is the most cost-effective financing to fund Harborside, thus keeping Lifetime Membership and Monthly Fees as low as possible. Also, members of Harborside will benefit from significant tax savings by deducting portions of their Lifetime Membership and Monthly Fees from their taxes as a pre-paid medical expense. With the Harborside Health Assurance Guarantee (commonly referred to as a Type A Life Care Contract), your membership locks in future long-term healthcare costs at discounted prices. In addition, Harborside will offer "Health Assurance Now," which means that once accepted for membership, you will be part of Harborside with our full Health Assurance Guarantee even if your health status should change prior to Harborside’s opening.
